GENESEE COUNTY/Mixed use residential project planned at MedTech Park

The Batavia Town Board approved a resolution on Wednesday evening that will allow a Planned Unit Development (PUD) at the Upstate New York Medical and Technology Park on Assemblyman R. Stephen Hawley Drive, across from the GCC Campus.

In a letter dated November 11, 2022, the Genesee Gateway Local Development Corporation requested that the Town Board grant prior authority to add residential uses to the list of permitted uses, adding the following, one family dwelling, two family dwelling, multi-family dwelling, townhouse and twin home development.

In the resolution, the reason for the request is based on the mixed-use residential project proposed by a Grand Island, NY developer, Regal Properties, LLC Home – Regal Property Group. The developer will purchase the remaining acreage in MedTech Park, which is west of the MedTech building, and add market rate housing.

A portion of the payment in lieu of taxes and a portion of the land sale proceeds will be earmarked to become part of the Batavia Home Fund that was created by an agreement with the City of Batavia, the Genesee County Industrial Development Agency and the Town of Batavia according to the resolution.

According to the Batavia Town Board, the project could not move forward unless the board approved opening up the definitions of a PUD to include residential for this specific project. The project will now have to go through the Planning Board for review.
