Countryside Apartments LLC proposes $15.65 million development with 96 market-rate apartments planned over four phases

BATAVIA, NY – The Genesee County Economic Development Center (GCEDC) board of directors
advanced an initial resolution for Countryside Apartments LLC’s proposed development adding
96 market-rate apartments across four phases at its board meeting on Thursday, October 5th,
2023.

The $15.65 million project will be located at 8900 Alleghany Road in the town of Pembroke,
with each of the four planned buildings having eight 1-bedroom and 16 2-bedroom units.
The project aligns with Genesee County’s recognized demand for market-rate housing. A
housing study identified that 4,800 units are needed in the next 20 years across single-family
homes and rental units to support population and business growth in Genesee County,
including over $1 billion of investment and over 600 careers announced by projects at the
nearby Western New York Science & Technology Advanced Manufacturing Park

Countryside Apartments, LLC has requested assistance through a sales tax exemption estimated
at $739,200, a property tax abatement estimated at $2,020,688, and a mortgage tax exemption
estimated at $130,000. For every $1 of public benefit, the company is investing $5 into the local
economy.

A public hearing for the proposed project agreements will be scheduled in the town of
Pembroke.
