Video of Stafford Zone Board of Appeals Public Hearing/meeting-July 21, 2025-Discussion surrounds the building of four buildings that store fertilizer within 100 feet of two residences.
A complaint was filed in January of this year by Tony Prinz, whose home and property are directly adjacent to the Carolina Eastern Crocker property. The complaint reported six zoning violations at the Crocker site. According to Prinz’s attorney, Ian Shavitz, a partner with Lippas Mathias, not one of the violations has been addressed and the Town of Stafford Zoning Enforcement Officer has taken no action on five of the six complaints. The complaint also cites the illegal construction activities, the building of fertilizer storage and warehouses without site plan approval or building permits.
Prinz amended his original complaint in the spring, after no action was taken and violations were not addressed. The amended complaint cites the continued fertilizer blending operations and storage within 30 feet of his property is a health issue, as fertilizer dust regularly coats in land and property. He says his youngest daughter suffers from allergies and gastrointestinal difficulties. He is also concerned for his grandchild who is only a month old and also lives in the residence. Prinze says they cannot open windows or use their yard or pool.
The Town of Stafford ZBA will determine if Carolina Eastern Crocker at 8610 Rt. 237 is in violation of the above code on August 18th at 7:00p.m.
